Location
Single Tree Cottage is set in the Scottish Borders countryside near Melrose. Edinburgh and the coasts of Northumberland and Berwickshire are all within an easy one-hour drive. The cottage was designed from the realisation that it was very difficult for families with disabled and severely disabled members to find any suitable self-catering holiday accommodation with facilities for all the family to take a holiday together.

Accommodation
This spacious cottage has beautiful exposed Georgian stone walls in the living room. The property can accommodate 4 guests and is all on the ground Level. The property has a large living room with attractive original stone internal walls and feature electric fire, a dining area and kitchen with cooker, hob, microwave, fridge, washer/dryer. There are two single bedrooms and a super-king bedroom. There is room in this cottage to set up a dining table to seat up to 18 guests for larger groups who wish to dine together. Fully accessible ensuite bathroom with WC & WHB, and with electric shower over the bath. Extra room with WC and washbasin. Optional overhead electric hoist from large bedroom to bathroom (additional hire charge).
The cottage is entirely at Ground Level. The living/dining/kitchen area is open plan. The living/dining area has a feature electric fire with attractive original stone internal walls. The fully equipped kitchen has an oven, hob, microwave, refrigerator with small freezer compartment, and a washer/dryer. The crockery is high quality Denby.
The large master bedroom has twin beds. The mattresses can be zipped together to form a super-king double bed (please state preference on booking). There are two single bedrooms, only one of which is suitable for a wheelchair user. The bathroom is en-suite to the master bedroom, and can also be accessed separately from the hallway. There is an optional electric ceiling hoist (Wessex) which tracks from the Master Bedroom to the en-suite bathroom and transfers to the toilet and bath. There is an electric shower over the bath. There is an extra room with WC and washbasin.
Well behaved dogs are also very welcome in this cottage (at extra charge) with plenty of walks right on the doorstep. The cottage is surrounded by open gardens with stunning views over Melrose and the Tweed valley. There are charcoal BBQs for guest use together with picnic tables and even an open barn in case you need to shelter from the Scottish sun (or possibly rain!).The cottage is kept cosy by our state of the art eco-friendly biomass heating system which is on 24 hours a day with temperature control in the cottatge.
